I have worked with leasing agents for decades, both as a lessee and as lessor. I have found that good leasing agents are a valuable resource that are under used by most prospective tenants.
In most trade areas there is a lot of activity going on behind the scenes. Agents who specialize in leasing have a rich database they can draw on. They know every space or opportunity, both on and off the market. They know, and understand, the traffic patterns; what shopping centers are working and which ones are not; which tenants are coming into and going out of their market area; what new developments are planned and when they will be coming online; what lease rates are in any given segment of the trade area, and which way each segment of the market is trending.
